Houston Inside and Around the Loop

Most of these neighborhoods sit inside the I-610 Loop or just outside its south-west corner. The Heights is north-west of downtown, Montrose south-west of it, and West University Place and Bellaire sit near the Loop’s south-west corner, with Meyerland just beyond it on Brays Bayou. Memorial lies farther west, along I-10 and Buffalo Bayou. Downtown sits inside the Loop where I-10, I-45 and I-69 meet.

Bellaire and West University Place are separate small cities surrounded by Houston, each with its own city hall and permit office. That matters when rebuild work needs a permit, since the address decides which office signs off.

Neighborhoods and ZIP Codes

These are examples, not a complete list, and several of these neighborhoods spread across more than one ZIP code. Each one comes with its own kind of housing, and the housing shapes the damage.

Example neighborhoods in the service area
CommunityZIP codeCommon local property or damage note
Bellaire77401Many older ranch houses have been replaced by newer slab-on-grade homes; leaks spread under flooring laid on the slab and wick up the drywall
West University Place77005Many rebuilt slab-on-grade homes; slab leaks and failed supply lines show up as wet hardwood, loose tile or damp baseboards
Meyerland77096Sits along Brays Bayou and flooded in several storms; some homes have since been raised, and floodwater here is Category 3
Montrose77006Older bungalows and garage apartments, often with aging plumbing and pier-and-beam floors that hide leaks underneath
The Heights77008Many older pier-and-beam bungalows, where water collects in the crawlspace and soaks the subfloor and joists from below

The Work Across These Neighborhoods

Most days begin with water: extraction, structural drying and dehumidification after a burst supply line, a failed water heater, a roof leak or a flooded street, done quickly so mold doesn’t get a foothold. The same trade covers mold remediation, fire and smoke cleanup, soot and odor removal and storm damage repair, and when the drying is finished, the crew rebuilds the drywall, insulation, flooring and trim that had to come out.

Harris County and Neighboring Counties

Houston sits mostly in Harris County, with parts of the city reaching into Fort Bend and Montgomery counties. Bellaire, West University Place and the neighborhoods listed are all in Harris County.

For an address outside the listed neighborhoods, call (281) 984-6097 and ask before you book. Have the street address or ZIP code ready, along with what happened and which rooms are affected.

Why Damage Differs From Street to Street

Where a house sits and how it was built change what a loss looks like. Bayou-adjacent streets in Meyerland and Memorial take floodwater from outside, which is Category 3 and calls for flood cleanup, with the soaked materials torn out rather than dried. Older bungalows in the Heights and Montrose sit on pier-and-beam foundations, so water runs under the floor and has to be dried from the crawlspace as well as from the room above. Newer slab-on-grade homes in Bellaire and West U have no space below: water spreads across the slab, under the flooring and baseboards, and wicks up into the drywall. And under the mature trees of Memorial and the older neighborhoods, a storm can drop a limb through the roof, and the rain that follows soaks the attic insulation and the ceiling below it.
